My answer is always the same, because it's based on factual evidence. Spring, is hands down the best time to be a seller in the housing market. Here's a few reasons, with brief explanations.
1) The best timing to find a buyer.
This one is pretty simple! Listing your house for sale in the Spring brings you the most active buyers. Why is that? Because most buyers are looking in the Spring in hopes of being in their new home by the Summer, or even the start of a new school year. They know that the home buying process can take some time, and they've been preparing all winter to hit the market come Spring time.
2) The weather is cooperative!
Spring gives us the absolute best marketing photos due to sunny blue skies and blooming plants! In todays digital age, 44% of buyers look online at houses before they look anywhere else. Even more incredible, over 50% of millennials look online before anywhere else. We'll get back to millennials and why its so important to consider them in the selling process.
3) Tax returns help!
Many buyers, particularly first time buyers, use their tax return to help out with the down payment for their new home. In New Mexico, we're fortunate to have a First Time Home Buyers program which affords buyers the chance to get a home with as little as $500 down!
4) Millennials are hitting the market in full force!
Studies show that millennials are at about the perfect age to be entering the home buying process. Many of them are finishing college, and are preparing to buy their first home, which is commonly viewed as a point of pride by this particular generation. Millennials are inbetween the digital age, and being taught core values by their parents, which includes the importance of home ownership early on in life.
5) It's a great time for appraisal values.
When the appraiser comes to your home to assess its prospective value, they use the previous sold data of homes in your area to help with the process. If you sell in the Winter, it's more likely that he or she is going to pull lower figures from homes that sold in the Winter. In the Spring however, your neighbors will have sold some homes which is extremely likely to help you get a higher appraisal for your home!
